All tenants have to supply a guarantor of rent: the person who guarantees the rent needs to be
willing and able to pay the rent if it's more than ten days late. In this case
we charge the tenant a £25 late payment fee and contact the guarantor, asking
them to pay the outstanding rent by debit card over the phone. 

A guarantor does not have to be a parent: they can be a close family member or even a close
friend. The important thing is they are willing and able to pay any outstanding
rent as soon as they are asked so they need a regular income and be in a
position to pay a month's rent when asked.

Tenants without a UK based guarantor need to pay all rent in advance as we are unable to accept guarantors who do not live in the UK.
